Why Is Maintenance Important

Your central AC system consists of two main components: the outdoor condenser and the indoor evaporator coil.

  • A dirty condenser forces your system to use more energy, reducing efficiency and increasing your summer electricity bills.

  • A dirty evaporator coil can cause foul odors and promote biological growth.

The evaporator coil is attached to your furnace and connected to the outdoor unit through two copper refrigerant lines, known as the line set. The compressor inside the outdoor unit circulates refrigerant between the condenser and evaporator coil.

As air from the furnace blower passes over the evaporator coil, heat is removed, producing the cool air that flows from your vents. The evaporator coil absorbs heat from inside your home, while the condenser coil expels that heat to the outside air.

What to expect for an AC maintenance

  • Washing the condenser coil from the inside out
  • Checking refrigerant pressures to determine correct refrigerant charge
  • Check compressor amp draw
  • Check the condenser fan motor amp draw and inspect the bearing
  • Test electrical components and replace if necessary
  • Inspect the evaporator coil with a camera to ensure no dust buildup or signs of biological growth
  • Clearing the condensate line with a vacuum or compressed nitrogen
  • Ensure unit is up to code
  • Provide a detailed report of the condition of your equipment
  • Time duration 1.5 – 2 hours
