Why Furnace Maintenance is Important

Your furnace is the heart of your central heating and cooling system. Whether you have hot air in winter or cold air in summer blowing through your vents, it is coming from the blower inside the furnace. A clean furnace means clean air. You have low voltage, high voltage and natural gas all housed within your furnace. Modern furnaces are equipped with safety features to shut off the equipment if a problem is detected but they will typically only go off when a problem becomes severe. Your equipment manufacturer recommends having your furnace inspected every year to ensure it is operating efficiently and safely.

What to expect for a Furnace Maintenance

  • Remove and clean the blower assembly
  • Vacuuming the blower cavity
  • Check for gas leaks
  • Check gas pressure, adjust if needed
  • Clean the flame sensor
  • Check blower motor amps and condition of bearing
  • Check the inducer draft motor amps (Responsible for venting combustion gases)
  • Clean the burner assembly (Remove only when necessary)
  • Test capacitors
  • A Visual inspection of the heat exchanger to assess wear and ensure there are no cracks (very important)
  • Ensure unit is up to code
  • Replace the filter (Available upon Request)
  • Measure and verify size of return air
  • Provide a detailed report of the condition of your equipment
  • Time duration 1.5 – 2 hours
